Once the community laundry facility for Greenport, a fishing village on the North Fork of Long Island, the property was later the studio of Rob Pruitt, an artist who sold it, in 2006, to Clay Weiner, a writer and director for television, film and advertising. Mr. Pruitt oversaw its most recent renovations into a live-work space.
The property is a block east of the seafood restaurants, pizzerias, galleries and boutiques of Main Street and an easy walk to the harbor, carousel and ferry to Shelter Island. Travel time from Manhattan is about two hours by car. There is also direct bus and train transportation (the stations are near the ferry terminal, about a half-mile away).

Indoors: The vine-covered main building is entered through a bright green door. The studio is on the concrete-floored ground level and has 14-foot ceilings with exposed ducts, and a small room with a shower.
A wooden staircase with a railing formed from a tree branch rises to a double-height second-floor living space. This room has hardwood floors and a partial greenhouse ceiling supported by exposed trusses. At one end is a seating area with a series of closets and a wall of open shelving. The bedroom is an enclosed space to the side. At the other end of the large room is a kitchen with a stainless steel sink and a table covered in butcher block that serves as an island. The bathroom is in a central volume that supports the loft; it has a claw-foot tub and a pedestal sink.
A ladder rises to the loft space, where there is enough room to build another bedroom or two.
The neighboring cottage contains a single vaulted room with exposed beams and a concrete floor. A kitchenette includes a stainless steel sink, plywood cabinets and a four-burner range.
Outdoor space: The sitting area in the main house opens to a raised outdoor deck. A paved courtyard connects the two houses in the back. Parking is on street.
